Caretable Pty Ltd is a registered company based on the Central Coast, now expanding into the Newcastle area. Devoted Abilities facilitates our supported independence programme on the ground, on behalf of Caretable. Together, we support adults with disability to build genuine independence through our Housing Independence Pathway.

When we enter into a tenancy, Caretable Pty Ltd is the legal tenant on the lease, not a private individual or sole trader. An incorporated company carries all obligations, with documented financial policies, and a named contact for every tenancy.

Our support workers visit participants regularly and provide hands-on assistance with daily living, home maintenance, and property upkeep. The home is never left unmanaged.

How the arrangement works

Caretable Pty Ltd signs the head lease as the responsible corporate tenant and carries all tenancy obligations.

A supported sublease is established with the programme participant. Your agency's landlord deals with us, not the individual. Landlords have the right to know who is in the sublease, and we disclose that openly during the process.

Your property manager will always reach the same person at Devoted Abilities. You will never be passed from person to person.

We respond to all property manager enquiries within one business day: maintenance, questions, documentation requests.
Properties returned in condition received
We hold participants to the same standard any professional landlord expects. Our support workers assist with home upkeep throughout the tenancy.
Advance notice of any transitions

Landlords have the right to know who occupies their property. We are happy to disclose the details of the sublease arrangement and the participant during the leasing process, so your landlord can make a fully informed decision before signing anything.

Our clients are high-functioning adults living with invisible intellectual disabilities. Many hold jobs, engage actively in their communities, and manage their daily lives with little or no support. What they struggle with is the formal process of securing and maintaining a tenancy: paperwork, inspections, communicating with property managers, understanding lease obligations. That is where we come in. In most cases, a landlord would never know anything was different about this tenancy.

Why not just put the client on the lease directly?
A few reasons, and they benefit everyone involved. Our participants are on a structured pathway toward independent tenancy: this arrangement is a stepping stone, not a permanent solution. Placing them directly on a lease before they are ready sets them up to fail, and creates risk for the landlord too. By holding the lease ourselves, we provide a single accountable party for the property manager to deal with, professional oversight of the tenancy, and a safety net for the participant if their circumstances change. When the time is right, and the participant is ready, the goal is always for them to hold their own lease. We just make sure they get there properly.
What kind of disability are we talking about?

What creates a barrier for them is the formal process of renting: understanding lease documents, communicating with property managers, navigating inspections, and managing the obligations that come with a tenancy. In most cases, a landlord would never know anything was different about this tenancy. What they would notice is that the property is well looked after and the rent is paid on time.
How long have you been doing this?
Five years. Our team brings over 25 years of combined experience in community services, and we have been operating the Housing Independence Pathway specifically for five years. We are not a new idea looking for a first chance: we are an established programme looking for the right partners in Newcastle to grow with.
What happens if the participant needs to leave mid-lease?
Caretable Pty Ltd remains the leaseholder and continues to meet all tenancy obligations regardless of what happens within the programme. The landlord's position does not change. We manage any internal transitions ourselves: finding a suitable replacement participant, adjusting the support programme, or in some cases occupying the property ourselves during a transition period. Your landlord is insulated from that process entirely.
How does the application process work?
Caretable Pty Ltd applies as the tenant. We provide full documentation upfront: ABN, proof of insurance, company registration, and financials. Your property manager processes it like any other professional tenancy application. Because the applicant is a registered company, there are no gaps in rental history, no individual credit concerns, and no failed tenant database checks. One clean application, ready to go.
Who pays the bond?
Caretable Pty Ltd pays the bond in full. It is lodged with NSW Fair Trading in the standard way, under our company name as the tenant. Your landlord's position is no different from any other tenancy.
How can you guarantee the rent will be paid?
Caretable Pty Ltd is the leaseholder and is contractually liable for all rent, regardless of participant circumstances. Our programme is supported by NDIS funding, which provides a stable, government-backed income stream. Rent is paid by our organisation on time, every time. If a participant's situation changes, our obligation to your landlord does not.
Will there be support workers coming and going?
Our clients have low to no support needs in their day-to-day lives. Support is focused on building skills and confidence around tenancy, not on daily personal care. In practice this means occasional visits rather than a constant presence: helping a participant prepare for an inspection, working through a maintenance request, or building routines around household responsibilities. It is nothing a neighbour would notice.
